Market Update: July vs. June

Heirloom Farms' real estate market experienced a slowdown in July 2025 compared to June. New listings decreased from 12 to 8, while active listings saw a slight increase from 16 to 17. Properties sold fell from 8 to 4, cutting total closed volume nearly in half from $9.27M to $4.99M.

The average sales price, however, climbed 7.6%, from $579,500 to $623,500, and price per square foot jumped sharply from $359 to $427. Homes took longer to sell, with average days on market increasing from 21 to 46. Sellers received 98.7% of their last list price, up slightly from 98.5%, and 98.2% of their original list price, up from 96.7%.
